Mill Hall Centre, Rayleigh
External envelope alterations, mechanical services removal and associated building works for Phase 3 at Mill Hall, Rayleigh.
Project overview
R.E.B Group was appointed to undertake a package of external envelope alterations, mechanical services removal and associated building works as part of Phase 3 at Mill Hall, Rayleigh.
The works involved removing redundant building elements, preparing the existing structure for new installations and coordinating activities across the roof terraces, external elevations and plant areas.
Scope of works
R.E.B Group's package included:
- Removal of the existing galvanised steel staircase serving the roof terrace
- Removal of existing concrete flag paving and finishes to the lower roof terrace
- Removal and replacement of external aluminium weatherboard cladding
- Removal of redundant services enclosures to the side and rear elevations
- Formation of openings within existing walls for new external weather louvres
- Removal of the existing entrance porch
- Removal and disposal of redundant boiler room plant, including boilers, pumps, pipework and controls
- Removal of redundant air handling units, ductwork and heating systems
- Removal of redundant radiators and associated pipework
- Formation of openings for new mechanical, electrical and plumbing (MEP) services
- Associated making good where specified
The challenge – multi-disciplinary coordination & site logistics
A key challenge was coordinating works across multiple areas of the building, including roof terraces, external elevations and internal plant rooms.
The removal of bulky mechanical equipment, roof finishes and external materials required careful planning to ensure waste could be moved efficiently and safely from elevated working areas to ground-level skips.
The agreed logistics included extending the scaffold gantry towards the north car park to facilitate direct loading into 40-yard skips, alongside a scaffold chute to transfer paving and waste from the upper roof areas.
The works also required coordination with the wider project team to align demolition activities with the installation of new building services and external envelope components.
Our approach
R.E.B Group adopted a phased approach, with the works planned across two continuous phases during normal working hours.
The methodology incorporated the controlled removal of redundant plant and services, systematic strip-out of external finishes and the formation of openings for new installations. Particular attention was given to waste logistics and the sequencing of works across the different building areas.
The approach was designed to support the wider refurbishment programme while maintaining efficient site operations.
Project outcome
The project demonstrates R.E.B Group's capability in delivering complex enabling works combining external alterations, mechanical services removal and specialist access logistics.
By coordinating activities across roof-level and internal plant areas, R.E.B Group provided a comprehensive package of enabling works to support the next phase of refurbishment at Mill Hall.
